Period floorboard sanding and restoration in West Norwood

This project was one of the most technically challenging restorations we’ve undertaken due to the age of the property and the condition of the original floorboards. Around 90% of the boards were cupped and crowned, and the underlying joists were uneven, making standard sanding methods unsuitable without extensive preparation.

To address this, we sourced reclaimed Georgian floorboards to carry out the necessary repairs, ensuring the replacements matched the original timber in width and character. Once the repairs were completed, sanding could begin. In several areas we had to start with a 36-grit abrasive, and some rooms required diagonal sanding to properly level the floor before progressing through finer grits.

After sanding was complete, the floors were sealed with a natural matt lacquer, chosen to protect the timber while keeping the original colour and character intact. Despite the complexity of the project, the end result was a beautifully restored floor that retained its historic charm while being suitable for modern use.

Why professional floor sanding matters

Correct preparation and finishing play a vital role in the longevity, appearance and safety of timber floors. Professional sanding techniques help achieve a level, consistent surface, while the correct finishing system protects the timber from wear and ongoing maintenance issues.

In larger or high-use spaces, careful product selection and application methods are especially important to ensure durability and safe performance over time.
